For over two decades, Arc has evolved from a family-run surveying practice into a design-led architectural studio with a singular mission: to make great design accessible, compliant, and effortless for homeowners, clients and investors alike.

Founded by Chartered Building Surveyor Richard, Arc’s journey began on-site — solving practical challenges, navigating regulations, and learning how spaces truly function in the real world.

That hands-on experience shaped what we believe today:

Damian Cleveland

Principal Architectural Project Manager 

I have worked in the construction industry since leaving full-time education, where I studied architecture. After running my own architectural services business for seven years, I was employed in an architects practice working on large process led buildings for food manufacturing businesses, including Bakkavor and Greggs. During this period I also studied project management, which gave me a real passion for leading teams and ensuring projects run smoothly. In 2021 I joined ARC where I manage multiple projects, leading internal design teams, overseeing planning applications, technical drawings, construction detailing and work closely with consultants, contractors, and local authorities. I enjoy guiding new clients through their ideas and options, from family home extensions to larger commissions for businesses such as Fencor Packaging, Pioneer Caravans, JDM Foods Ltd, Stamford Endowed School, and NJ Froment Ltd. Away from the office, I love to play, coach, and watch football, and I’ve recently taken up Pickleball. Most of all, I enjoy time with my family - whether that’s watching films, listening to music, exploring art, or going for countryside walks with our dog. 

Richard Garnett

Architectural Designer

I recently completed my undergraduate degree apprenticeship and have now joined ARC full time as an Architectural Designer. My studies gave me the opportunity to explore a wide range of building types, but I discovered my real passion lies in designing spaces that people will live in and enjoy every day. Working on residential projects and conversions has given me valuable experience and a strong understanding of how design can truly improve quality of life. In my role at ARC, I am responsible for carrying out measured surveys and site visits, arranging and hosting meetings with clients and consultants, and preparing detailed drawings across all project stages – from early design proposals through to building regulation packages. I particularly enjoy the collaborative side of the process, working closely with clients to bring their ideas to life and reimagining spaces so they suit the way people want to live. 

I have a particular interest in residential extensions, as they allow me to work closely with homeowners to transform existing spaces into something more practical, modern, and enjoyable. For me, the most satisfying part of architecture is seeing ideas evolve into designs that make improvements to everyday life. Outside of work, I enjoy playing badminton, golf, and football. I also follow football and Formula 1, and  I love watching movies, listening to music, and cooking. 

Richard Garnett

Architectural Director

I’ve been working in the construction industry since qualifying as a Building Surveyor in 1995 with a B.Sc. Honours degree in Building Surveying. Once qualified, I was responsible for surveying and design in a structural engineering practice. I became a Chartered Surveyor and Professional Member of te Royal Institution of Chartered Surveyors (RICS) and started ARC in 2004 as a sole trader. We because a limited company in 2015.  Throughout my career, I’ve worked on a wide variety of projects, from residential extensions and refurbishments to new-build developments, barn conversions and large-scale commercial to residential conversions, commercial and industrial new builds and extensions. As well as design, my expertise includes building pathology, listed buildings, and legal and party wall matters. I’ve also successfully delivered my own property developments from start to finish. This experience gives me valuable insight into every stage of the building process from both a professional and client perspective. At ARC, my role combines leadership with hands-on involvement in projects. I work closely with clients to provide clear, practical advice and ensure that our designs are accurate, detailed, and delivered with integrity to the highest standard.  Outside of work, I enjoy reading, listening to music, financial trading, sport, and travel. I particularly value time spent with my family. I believe my approachable manner, along with my experience, allows me to support both clients and the ARC team effectively. 

Sarah Garnett

Director of Administration & Human Resources

I’ve been part of ARC since it began in 2004 and, alongside Richard, I’m proud to be a Director of the company. With more than 20 years of experience in administration and business management, my focus is on keeping the practice running smoothly every day. As Director of Administration and Human Resources, I manage the office finances, support our staff, and develop the policies and procedures that help us deliver a consistent and professional service to our clients. My role means I’m often behind the scenes, making sure systems run efficiently, staff are supported, and projects flow as they should. I also believe in creating a positive and welcoming atmosphere for our team and clients. Whether that’s resolving challenges, streamlining processes, or simply ensuring there’s always tea, coffee, and the occasional chocolate biscuit available, I enjoy making ARC a place where people feel comfortable and supported. Outside of work, I enjoy Pilates, Zumba, and playing badminton. Most of all, I love spending time with my family, including Lily, our office dog. Cooking is another passion of mine – I especially enjoy preparing meals to share with friends and family.

Edward Garnett 

Architectural Assistant Apprentice

I’m a student at London South Bank University on a degree level Architectural Assistant Apprenticeship course. The main focus currently is on residential work, from extensions to property development, but I am also gaining experience in commercial projects. I like turning ideas into clear, buildable designs that balance everyday function with a sense of comfort. As an apprentice, I assist with carrying out measured surveys and site visits, I work closely with the team on drawings, design development and project admin.  I support clients by helping to turn their ideas into practical designs and making sure details are in place throughout the process. A highlight for me has been being responsible for a large new build bungalow project. It was a valuable experience in taking on responsibility and working more independently. Outside of work, I enjoy listening to music and allowing 11 footballers to decide my mood for the week. I also enjoy daily walks and going to the gym in the morning. 

Keira Rotondo

Architectural Assistant Apprentice

I’m a degree level Apprentice Architectural Assistant, studying at London South Bank University gaining my practice experience at ARC. I love being part of projects where I can get creative, especially residential designs that allow me to play with interiors and make spaces feel unique and inviting. I enjoy learning from my colleagues and contributing fresh ideas that help bring our clients’ visions to life.  At ARC, I assist in designing and developing residential projects, I assist with carrying out measured surveys and site visits, creating detailed drawings and plans for interior and exterior spaces. I collaborate with senior designers and clients to bring concepts to life and support the team in delivering projects smoothly and to high standards. I particularly enjoy projects where I can get hands-on with interior design, experimenting with layouts, materials, and finishes to make spaces both functional and beautiful.  Outside of work, I enjoy keeping active with daily walks and gym sessions. I also love reading and going on holidays, exploring new places.

Pavle Malinov

Architectural Technologist 

I hold a Bachelor’s degree in Architecture and have gained valuable experience working in complex environments for some of the most demanding organisations. This background has given me a strong foundation in delivering projects that balance technical accuracy with practical, client-focused solutions.  At ARC, I’m involved in the preparation and development of projects from the very first concept through to planning and detailed construction drawings. My role includes carrying out site appraisals and surveys, attending client meetings, and undertaking site inspections to ensure projects progress smoothly. I take pride in delivering high-quality work at every stage and enjoy being part of a collaborative process that brings designs to life and helps clients realise their vision. I particularly enjoy the challenge of developing detailed technical drawings and coordinating information to make sure designs are both buildable and efficient. Outside of work, I enjoy spending time with my family, listening to music, and playing guitar. For me, creativity doesn’t stop at the office – it continues into my personal life, whether through music, design, or simply finding new ways to enjoy time with the people who matter most.
